The Challenge

Delivery of the first phase of a masterplan for the regeneration of Northwich town centre, including demolition and remediation of a 4.5acre site, and construction of a new 27,500 sq ft Waitrose supermarket and 208-space car park. The site also houses a 58-bed McCarthy and Stone extra care facility and leisure space.

Preparing the site for construction involved the demolition of a derelict cinema, removal of asbestos and knottweed, treatment and removal of hydro carbons, and re-engineering site levels above the potential flood line of canal-side site.

Description of Works:

27,411 sq. ft. new build which needed to be completed within a 50-week programme;
Clearance of existing structures, site remediation and remodelling for reduction of flood risk to the new store and adjacent sheltered accommodation.
Store constructed over a void to provide site attenuation in flood conditions.
Also responsible for the landscaping, car parking and delivery areas and creating an attractive, double height glass atrium for the entrance lobby and new paving along the store frontage;
Construction of new River wall, slipway and public footpath.
