A well designed and built work space is key to the creation of a pleasant and efficient working environment for employers and their employees alike. Russell WBHO works with owner-occupiers, developers and funds to develop functional speculative and pre-let schemes.

Russell WBHO has a vast amount of experience in office delivery, from high rise city centre new builds, to Grade-listed refurbishments, and out-of-town business parks. Client retention in this sector is particularly strong, with developers and investors such as Hermes Investment Management, Boultbee Brooks Real Estate, Bruntwood, and Property Alliance Group appointing the Russells team time and again to improve and expand their portfolios.

Whether the client is looking for a Category A fit out or a full turnkey delivery, we can devise a programme to meet their requirements. And we are pleased to see the quality of our builds recognised with awards for Halton Housing’s Waterfront Point (winner of the British Council for Offices North West 2018 – Corporate Workspace of the Year) and the multi-award-winning Hanover, part of the NOMA regeneration.

Office Specifics

In such a competitive market, specification and cost are the key drivers for occupiers, so developers and investors are looking for a contractor with the expertise to deliver on budget and to specification. We consistently handover schemes which provide state-of-the art services wrapped up in a high quality finish, for a price that remains attractive to the market and allows our clients to retain their margin.

New office development is increasingly taking the opportunity to improve outdated buildings and create attractive new office space from old heritage stock. We are increasingly working on high quality refurbishment of offices built anytime from the 1960s to the 2010s, projects which often involve transforming the façade and revamping shared amenity spaces in addition to the office floorplates.

We have also expanded our specialist expertise in heritage refurbishment, as preferred contractor for the major office-led regeneration programme at NOMA in Manchester. Russell WBHO has on-going involvement with eight buildings within the regeneration zone, including the multi-award winning Hanover, home to Amazon’s Manchester headquarters and holder of the 2019 BCO National award for best Refurbished Workplace.

“We’ve developed an excellent relationship with Russells, who’ve done a great job, much as they did with the successful completion of The Core. We were particularly impressed with their handling of the challenges brought by Covid, and their ability to keep the project running throughout, it was the only one of our current schemes not to have a period of shut down.”
