At just 761 sq m, the wedge shaped site sits directly on the bank of the Rochdale Canal in city centre Manchester with major arterial roads running along two sides, the Metrolink tram system along a third, a heavy rail line within 200 yards, the wall of an existing building abutting one boundary, and access to a major international convention centre to the rear.
Engineering solutions were devised to allow for the extension of the internal area with raking columns which transfer load down to the foundations and cruciform joints at the ‘prow’ end, cantilevering the structure from the second floor by 3m in each direction, increasing footplates from 300sqm to 500sqm on each floor and further increasing the commercial potential of the building.
Considerable pre-planning, meticulous site management and an excellent collaborative relationship between contractor, designer, engineer, other subcontractors, and the client, allowed for the completion of the project four months early, on budget and to specified quality.
