The Manchester-based main contractor was appointed to provide a turnkey development, from planning and design through to build completion.
The 3.5-acre Pinfold Gate project in Pinfold Road comprises one unit of 35,791 sq ft, with a yard length of 44.8 metres, and a second unit of 22,217 sq ft or 43 metre yards, plus 86,000 sq ft of service yard and parking space.
The scheme saw the redevelopment of a former textile factory and required demolition and substantial site remediation prior to construction starting. The units are steel frame construction with cladding, fitted out to shell plus fully fitted office accommodation.
Ideal for manufacturing, storage or distribution use, Pinfold Gate is being marketed by Knight Frank and Innes England.
It was Russells’ first scheme for RFX Properties, which is based in Leicester. In addition to the construction, Russells was responsible for the planning and the design, in conjunction with their professional team including Cube Architecture and structural engineers the Healey Partnership.
