The £25m Hollinwood Junction regeneration project in Oldham has reached completion, with Russell WBHO delivering the main part of the scheme for developer Langtree, in partnership with Oldham Council.
Langtree has now completed the handover of the scheme’s ‘largest and most complex piece of the jigsaw’ to asset manager and developer Indurent, marking a significant milestone in the wider regeneration of the area.
Russell WBHO delivered the 192,000 sq ft industrial development, comprising 13 high-quality industrial units, ranging from approximately 5,000 to 42,000 sq ft, with associated ancillary office accommodation. The development also includes access points, service yards, car parking and associated infrastructure.
Designed to achieve high sustainability credentials, the development incorporates a range of features supporting a BREEAM ‘Excellent’ rating and an EPC A rating. These include PV panels to each unit, EV charging points and leak detection systems, alongside extensive landscaping throughout. Translucent fascia materials have also been used to maximise natural light within each unit.
Jonathan Rhodes, Project Director at Russell WBHO, said: “We’re proud to have played a part in the Hollinwood Junction regeneration scheme, delivering a key development that will bring long-term benefits to the Oldham Community. We’ve worked collaboratively with our client Langtree to achieve it’s aim of transforming a brownfield site into environmentally sustainable industrial development.
“This was a very challenging project involving complex remediation works and we would like to thank everyone in the project team for their dedication and problem-solving throughout the project.”
Located adjacent to Junction 22 of the M60 Motorway, south west of Oldham town centre, Hollinwood Junction provides modern industrial and distribution space in a strategically important location, supporting the area’s ambitions to attract new employers and create further employment opportunities.
Josh Downes, Development Director at Langtree, added: “Mine shafts, M60 retaining walls, gas holders; this site has thrown everything at us, and its a testament to our team’s and advisors’ resilience and technical skills that we pieced the jigsaw together.
“The finished job has met its promise of turning a challenging brownfield site into a source of employment and economic competitiveness for Oldham, and we’re delighted with the end result.”
The completed units were forward-funded by Indurent, which was selected by Langtree as its development partner. Now ready to be offered to the market, the development has attracted strong occupier interest throughout delivery.
Johnathan McIlhinney, Asset Manager at Indurent, commented: “Oldham is a strategically important location in Greater Manchester, and this development brings modern, sustainable industrial space to the area. Occupier interest has been strong throughout delivery, which is great validation of the scheme, and we hope to welcome our first customer to the site very soon.”
James Kington, Oldham Council’s director of growth, said: “This is a timely boost for Oldham’s employment market and a reminder of how competitive the town is when it comes to providing the infrastructure leading occupiers demand. The scheme is a testament to our partnership model, and I’m looking forward to welcoming new tenants and watching them grow and succeed.”
The completion of Hollinwood Junction further strengthens Russell WBHO’s portfolio of industrial and commercial developments, demonstrating the team’s experience in delivering complex construction projects, overcoming challenging site conditions and navigating complex remediation works.
The project was also registered with the Considerate Constructors Scheme, reflecting the team’s commitment to maintaining high standards across the site and minimising the impact of construction on the local community.
