Just four miles from Manchester City Centre, and half a mile from Junction 9 of the M60, Trafford 150 is 400m from the new Parkway Metrolink stop, providing green travel options for employees

The unit has 13 dock level loading doors, two level access doors, 15m clearing heights and 20 lorry parking spaces to service the 135,000 sq ft warehouse space with capacity for over 30,400 pallets. It provides 137 car parking spaces and a high specification two-storey office suite across 13,000 sq ft, and benefit from a 1MVA power supply.

The build has achieved BREEAM Excellent and an EPC A+ rating.  In addition to this, the project has also excelled in the Considerate Constructors Scheme, achieving a score of “Excellent – 43/45”.

During the competitively tendered pre-construction stage, to de-risk the project Enabling Works of the former steel & print works included:

Remediation / Demolition

A robust Remediation Strategy was developed that satisfied the Statutory Authorities and addressed the outcome of the Enabling Works.

The site required the removal of existing slabs / foundations / relic structures.

Suitable excavated material encountered was crushed and re-used as engineered fill to the required levels, based upon an agreed earthworks design solution. Material unsuitable for re-use (e.g. peat) was removed off-site as necessary.

Incoming Services & Section 278 Works

We obtained quotations & placed early orders in order to avoid off-site reinforcement & ensure viability of the new development.

Further to the extensive ground remediation and stabilisation works, there were the installation of Vibro Stone Columns and concrete bases.  In addition to this, a 947m3 attenuation tank has been successfully installed.

Trafford 150 was another industrial project secured via competitive tender for Russell WBHO. With extensive experience of procuring and delivering large industrial developments, we looked forward to working with a new client to demonstrate our skills and expertise.  The delivery of Trafford 150 has created an impressive addition to Trafford Park with strong sustainability credentials, including a Net Zero carbon target.

Elliot Herbertson, director at DTZ Investors, said: “Trafford 150 delivers a high-quality logistics unit that is market leading in terms of its sustainability credentials.  Sustainability and carbon reduction commitments have been incorporated into the project from the outset. These include a full PV provision, fourteen EV charging stations plus capacity for a further twenty-eight, a rainwater harvesting tank. High specification insulation & air tightness standards and a remediation strategy minimising the removal of as much waste off site as practicable contribute towards the project targeting Net Zero Carbon status.  In addition, the project is built to a standard that will allow any future tenant to achieve Well and FitWel accreditation during their fitout, as well as complying with DTZ’s specific sustainability roadmap.”
