Russell WBHO completes Hyphen for BBRE

Russell WBHO has completed Hyphen at 75 Mosley Street for BBRE

Manchester main contractor Russell WBHO has completed the refurbishment of Hyphen at 73 and 75 Mosley Street for Boultbee Brooks Real Estate. Project managed by OBI, the scheme has seen the creation of 51,000 sq ft of Grade A office space, bringing together two neighbouring buildings to form a single address.

The 66,000 sq ft building has undergone a total transformation, upgrading the old 1970s block to Category A standard, complete with new mechanical and electrical installation throughout, energy efficient heating and cooling, digitally controlled and PIR lighting, four new eight-person lifts, exposed and accessible services, plus DDA facilities on the ground and seventh floors.

CAT A or full fitted workspace is now available in studios ranging from 750, to 7,000 sq ft across seven floors, with two new outdoor terraced areas created on the first and seventh floors.

The ground and first floor will provide communal facilities for all occupiers including a gym and coffee shop, while the seventh floor will be exclusively for the occupier of the 7,000 sq ft floorplate.

Russell WBHO took over the project from another contractor in Summer 2019 and completed the scheme within the revised programme.

Joint managing director Andrew Russell said: “We were pleased to be working with Boultbee Brooks Real Estate once again, following the successful completion of The Core in Brown Street two years ago.

“There are always challenges inherent in taking over a scheme part way through, but our team’s in-depth planning in the pre-commencement stage meant we were able to complete the project within budget, specification and programme for our client.”

David Whitcher, project director for Boultbee Brooks Real Estate added: “We’ve developed an excellent relationship with Russells, who’ve done a great job, much as they did with the successful completion of The Core.

“We were particularly impressed with their handling of the challenges brought by Covid, and their ability to keep the project running throughout, it was the only one of our current schemes not to have a period of shut down.

“Despite having to reduce numbers on site and having to carefully manage a shifting supply chain, they kept the project on track and the building is now complete and ready for launch into the Manchester market as a high quality, flexible and fantastically situated opportunity for businesses looking to upgrade or extend their accommodation.”

Centrally located just off St Peter’s Square, with the Metrolink hub close by, Hyphen is now being marketed by OBI, contact Andrew Cowell on 0161 237 1717 / 07584 990 976 for further information or visit hyphen-mcr.uk
