Facts

Excellent relationships with the client and design team meant a number of value engineered solutions could be achieve. One of which being the refurbishment of the existing lifts as opposed to installing new, saving the project both time and money.

Original parquet floors to all 7 office floors were given a new lease of life by carrying out repairs, sanding and sealing. Given the building a unique appearance across the other city centre office spaces.

All new bespoke like for like window replacement using W20 windows. Each of which handmade, to give the building the same appearance as the original design but with far better performance design.

The Challenge

Refurbish of the Grade II listed building – built in 1937, to 45,000 sq ft of high quality office space. Situated on the corner of Dantzic Street and Hanover Street, the 1930s building offers excellent transport links and connectivity, being just a short walk away from Manchester Victoria station.

Construction work at Dantzic consisted of repairs and cleaning to the outer facade. Stripping the internals out to reveal parquet flooring and other heritage features which had been covered by carpet for decades. Heritage features like these have proven popular with creative and tech firms across the globe.

A new staircase was also added, linking the two basement levels with each of the seven floors above ground, along with new bathroom facilities on each floor. Suspended ceilings were removed, allowing the full height of each window to be revealed, enabling plenty of natural light to enter.

  • Demolition / strip out of all internal finishes.
  • 9-Storey (2-Storey below Ground) across 80,000 sq ft
  • Grade 2 Listed Building
  • Full refurbishment of all floors back to open plan office layouts.
  • Installation of new M&E services, passenger and goods lift and WC blocks on each floor.
  • Façade remedial works and cleaning including window repairs
  • City Centre site; Full window replacement; Manchester Victoria train station; buildings and main roads on all sides.
