Russell WBHO appointed to £14m Trafford 150 build

150,000 sq ft speculative unit on Ashburton Road for Graftongate, DTZ Investors and Avison Young.

Work has begun on the construction of a new 150,000 sq ft industrial unit in Manchester’s Trafford Park. Main contractor Russell WBHO has been appointed to the £14M value build on the 6.83 acre site at Ashburton Point off Ashburton Road.

Just four miles from Manchester City Centre, and half a mile from Junction 9 of the M60, Trafford 150 is a speculative build from development partners Graftongate and DTZ Investors. Located next to the Bowlers Exhibition Centre, the site is 400m from the new Parkway Metrolink stop, providing green travel options for employees.

The unit will have 13 dock level loading doors, two level access doors, 15m clearing heights and 20 lorry parking spaces to service the 135,000 sq ft warehouse space with capacity for over 30,400 pallets. It will also provide 137 car parking spaces and a high specification two-storey office suite across 13,000 sq ft, and benefit from a 1MVA power supply.

The build is targeting BREEAM Excellent and an EPC A+ rating. The project commenced in October 2023.

Elliot Herbertson, director at DTZ Investors, said: “Trafford 150 will deliver a high-quality logistics unit that is market leading in terms of its sustainability credentials.  Sustainability and carbon reduction commitments have been incorporated into the project from the outset. These include a full PV provision, fourteen EV charging stations plus capacity for a further twenty-eight, a rainwater harvesting tank. High specification insulation & air tightness standards and a remediation strategy minimising the removal of as much waste off site as practicable contribute towards the project targeting Net Zero Carbon status.  In addition, the project is to be built to a standard that will allow any future tenant to achieve Well and FitWel accreditation during their fitout, as well as complying with DTZ’s specific sustainability roadmap.”

James Martyn-Smith, construction director at Graftongate said: “Trafford 150 will provide a unique opportunity for an occupier to move straight into a high specification facility in Trafford Park that remains one of the largest and most successful business parks in Europe.  Ashburton Point is the ideal location for manufacturing, storage and distribution use, with the M60 less than a mile from the front door and easy access to rail and export opportunities via the Port of Liverpool and Manchester Airport.”

Michael Sparks Associates was the concept Architect who progressed the project through planning and will be taken forward as the project architect.  Structural engineering is being completed by Burrows Graham.
