The project consisted of 2 industrial units with attached 2 storey offices. PN 8 ( H1 ) 85,000sq ft and PN 9 ( H2 ) 135,000sq ft all with service yards, carparks and dock levelling facilities.

The demolition to the existing unit was undertaken prior to commence of contract, the foundation and floor slab were left insitu with Russell WBHO using the crushed material gained from the slab & foundations to raise the levels.

The groundwork contractor requested that they had a 4 week free period in order to form the new building formation. The site was split into two by means of an existing sub-station served by HV cables, these were scheduled to be re-located and had to be in order to construct unit PN 9 ( H1 ).

Once the first unit was reduced and taken to formation, concrete driven piling took place and pad foundations, this gave the ground remediation contractor chance to complete PN 9 formation. This consisted of surplus 6f2 site won material and lime stabilising to the existing ground. The two buildings were constructed with a an approximate 4 week period between but were completed at the same time.

Steel frames were brought in after week 6, with 50% of the building foundations being complete, precast concrete ground beams were installed which enabled the wall cladding to commence at the same time of the roof cladding. All cladding works were started at the office location in order to commence fit out trades early in the programme. On completion of the roof and wall liner panels the final trim commenced for the floor slabs, each unit had 4 pours and were completed with a 2 week period.

The office fit out periods were approximately 12-14 weeks, during this period the external drainage, service infrastructure, and external yards and carparks were completed.
